Seven Questions to Ask Your Estate Agent

When seeking to buy or rent a property, your estate agent is a crucial person in the process. Therefore, it is vitally important that you find the best one possible. So how do you about finding the right kind of estate agent? The best thing is to talk to him or her and find out if they are person for you. So here are seven questions to ask to ensure you are dealing with the right person or company.

  1. If you are either planning to rent or buy ask the estate agent if he has experience of dealing with the type of property in question. Also check if he has experience of dealing in the area where the property is located. Ask him what the typical rents and property prices are in the locality and check if you are being asked to pay a fair market price.
  2. If you are planning to buy, ask why the owner is deciding to sell. And if the price he is asking is below the norm, also ask why. There maybe a perfectly valid reason, but you don't want to be buying a house that has major problems, or be buying in a area that is less than desirable.
  3. Even though a price for the property may have been stated, ask what the minimum price the vendor may be prepared to accept. This could lead to you being able to buy for less money, thereby saving on your mortgage payments.
  4. Another important question to put to the estate agent is how long has the property been on the market. If the current owner has to been trying to sell it for a long time he may be prepared to accept a lower offer.
  5. Ask if there are similar properties in the area to the one you are interested in on the market. If so, this could be an important tool when trying to negotiate a lower selling price.
  6. To make sure the money you are being asked to pay out when buying or renting is fair ask to similar properties on the companies books. If the price you are being asked to pay is significantly higher or lower than you need to ask why this is.
  7. Finally, ask your estate agent if he is a member of one of the national bodies regulating his profession. This should ensure you are treated fairly.
By asking these seven questions you will help to ensure that the road to buying or renting the property runs as smoothly as possible.

What Is Serviced Accommodation?

Serviced accommodation provides a real home from home, giving people all the comfort and services they might expect in their own property while taking up short to medium term residence elsewhere. There are serviced apartments in all major cities throughout the United Kingdom.

This way of finding housing is ideal for people working at a new location which makes commuting impractical. It gives the employee all the comfort and stability which one would not usually expect when away from home. It is also an ideal and cost efficient way for employers to find short to medium term accommodation for workers they have recruited into the area.

Rather than taking a room in a hotel when staying in a new location, some people prefer their home comforts. Serviced accommodation provides them with this, giving such comforts as en suite bedrooms, fully equipped modern kitchens, wide screen television, Hi-Fi entertainment private telephone line, and wifi internet, while giving them a base to help them become accustomed to their new surroundings With staff and a maid service also included it is clear why this kind of housing is proving to be very popular with employees and employers alike.

Many companies are now choosing to rent serviced accommodation for employees who have left home and travelled long distances to work for them. The reason for this is that they are finding it a far cheaper, and much more pleasant option than renting hotel rooms. This is a win-win situation for these companies, because not only are they saving money on hotel costs, they are also giving their people far more comfort. The increased availability of serviced accommodation throughout the country is also benefiting the customer as rates remain competitive.

So how can people go about renting a serviced appartment? The Internet is the best place to look as there are many websites offering information about where to find this kind of housing. The website will generally give the location of the accommodation, what facilities it has to offer and the proximity to the local town or city. The website will also give the rates for staying at the property, whether it is for a period of weeks, months or a year.

The beauty of serviced accommodation is that it gives an alternative to a claustrophobic hotel room or bed and breakfast when people are staying away from home. This will help people settle into their new surroundings quicker and will result in far happier, and more productive, employee.
