What to Look For in a Rental Property

The search for finding a suitable property to rent is never easy because, even though you will not be actually be buying the house or flat, it is still obviously somewhere you will want to live contentedly and which meets your needs. So when deciding to take the rental option you need to know what to look for in a property.

Location is always important. Do you want to live in a town or city centre, out in the suburbs, or even in the country? Do you want to live within easy access to your place of work and, if public transport is important to you, are you close to the bus routes or train and tube stations?

The next thing to decide when looking for a property to rent is to consider the type of place you want to live in. If you are on your own, or are married or have a partner with no other family to consider, then a single bedroomed flat may suffice. If you have children you may require a house with two or even more bedrooms. And, if you are expecting friends and extended family to stay over occasionally, a place with that second bedroom could be essential.

We all have our dream idea of the kind of place we want to live in but, especially when you are intending to rent, it is likely to be down to what you can actually afford. And don't forget you will also have a deposit to pay, and may have to provide your landlord with written references.

Having found a place that you know you can afford, and which also meets your requirements as closely as possible, there are other things you need to consider before deciding to rent it. The property may look delightful at first viewing but it is still worth having a close look round before making your final decision.

Check the outside of the property. Is it secure? Try and discover if it is an area that is notorious for break ins. If it is, find out if the property has a fitted burglar alarm that is in good working order. And also try and find out if the neighbours are the kind of people you want to live next door to, especially if you don't want to be kept awake all night by rowdy parties.

The interior of the property is especially important. Check it for damp. Does the central heating system work, are there any dripping taps? If anything about the interior of the house or flat seems substandard and can be easily fixed, inform the landlord. If he decides that nothing can done about it, it may well be worth looking for another rental property or at the very least asking for a reduction in the rent.

  4. Another important question to put to the estate agent is how long has the property been on the market. If the current owner has to been trying to sell it for a long time he may be prepared to accept a lower offer.
  5. Ask if there are similar properties in the area to the one you are interested in on the market. If so, this could be an important tool when trying to negotiate a lower selling price.
  6. To make sure the money you are being asked to pay out when buying or renting is fair ask to similar properties on the companies books. If the price you are being asked to pay is significantly higher or lower than you need to ask why this is.
  7. Finally, ask your estate agent if he is a member of one of the national bodies regulating his profession. This should ensure you are treated fairly.
